Application Process

01

Scope and other professions

We ask about real estate, likely tax filings, and whether heirs agree. Disputes go to an attorney; registration to a judicial scrivener; tax to a tax accountant.

02

Koseki and heirs

We trace the deceased’s registers from birth to death and confirm the heirs.

03

Agreement and diagram

We draft the division agreement and kinship diagram in a form banks and registrars can use.

04

Filings we can make

Vehicle transfers and similar administrative filings. We cannot negotiate bank withdrawals as an agent.

05

Handoff

Real estate needs inheritance registration (mandatory since April 2024) via a judicial scrivener. Possible inheritance tax goes to a tax accountant. Counterparts to be confirmed.

Frequently Asked Questions

QCan you change the name on real estate?
No. Inheritance registration of real estate is reserved for judicial scriveners. It has been mandatory since April 2024. We typically draft the agreement; a judicial scrivener files the registry.
QCan you file inheritance tax?
No. That is a certified public tax accountant’s work. If tax may be due, see a tax accountant early.
QThe heirs do not agree.
Representing a disputed estate is an attorney’s work. We prepare documents after an agreement exists. If talks have stalled, consult an attorney.
